East Lakeland: homes, schools, parks and commute

East Lakeland is the area east of Bartow Road (U.S. 98), from Lake Bonny out past Crystal Lake and Combee Road toward Saddle Creek. Most of it is unincorporated Polk County with Lakeland mailing addresses. OpenStreetMap places the communities of Combee Settlement, Crystal Lake, Eaton Park and Rawls Park here. The sector is one of four on the city’s map with a completed sector plan.

Where it is

On the city’s planning sectors map, East Lakeland covers about 14.9 square miles. Bartow Road (U.S. 98) forms its western edge, U.S. 92 much of its northern edge and Winter Lake Road (State Road 540) part of its southern edge. The Polk Parkway, East Main Street and Combee Road (State Road 659) cross it.

City or county? Only about 13% of the land is inside city limits, by the city’s maps, and 15% of the addresses we checked had a Lakeland jurisdiction in the school district’s records. Outside the city, the Polk County Sheriff’s Office answers police calls, Polk County collects the trash (863-284-4319), and the tax bill carries the county’s fire assessment, $393 a year for a single-family home in 2025, according to the Property Appraiser’s millage table (PDF).

ZIP code: 98% of the 810 addresses we checked were in 33801; the rest were in 33803.

Neighborhood associations. The city’s neighborhoods map shows an active registered association for Crystal Lake South and an active Lime Street association, and also names Crystal Lake North and Honey Tree in this sector.

We looked up 810 addresses in this sector in Polk County Public Schools’ Address Zoning tool for the 2026-27 school year. Grades are the Florida Department of Education’s 2026 school grades.

Crystal Lake Middle rose from a D in 2025 to a C in 2026. Combee Academy of Design and Engineering, 2805 Morgan Combee Road, earned its first A in 2026, Polk County Public Schools said; it is in this sector, as are Crystal Lake Middle, Crystal Lake Elementary, Oscar J. Home values

The typical home value in ZIP 33801 was $233,302 in August 2026, down 1.1% from $235,819 in August 2025, according to the Zillow Home Value Index. The index is a modeled typical value for the middle third of homes in the whole ZIP code, not a sale price, and 33801 also covers downtown. Saddle Creek Park, a Polk County park, and the county’s Circle B Bar Reserve on Winter Lake Road are just outside the sector’s edges.

Getting around

• Polk Parkway: Exit 10, U.S. 98, about 3.2 miles from the middle of the area by road; Exit 14, Winter Lake Road, is inside the sector.
• I-4: Exit 28, Memorial Boulevard, about 8.9 miles. Exit numbers are from OpenStreetMap.
• Downtown: about 4.8 miles to Munn Park.
• Airports: about 11 miles to Lakeland Linder International and about 47 miles to Tampa International. These are road distances on the OpenStreetMap network measured with the OSRM routing engine, not drive times.
• Buses: Citrus Connection lists an Eastside circulator from the Lakeland Downtown Terminal and the Purple Line between Lakeland and Winter Haven by way of Auburndale on its West County routes page; its Find My Route tool shows the stops.
