The numbers
| Measure | Latest | A year earlier | Change |
|---|---|---|---|
| Typical home value (Zillow ZHVI), September | $309,422 | $313,048 | down 1.2% |
| Median sale price (Zillow), July | $317,000 | $315,000 | up 0.6% |
| Median days to pending (Zillow), August | 34 | 41 | 7 days faster |
| FHFA House Price Index, Lakeland-Winter Haven metro, 2nd quarter | 424.87 | 414.98 | up 2.4% |
Why the two indexes disagree: Zillow’s ZHVI estimates the value of every home in the city, sold or not, smoothed and seasonally adjusted. FHFA’s all-transactions index tracks repeat sales and appraisals on the same houses across the whole Lakeland-Winter Haven metro area, which is all of Polk County. It is not seasonally adjusted, so compare the same quarter year to year. Over five years, FHFA’s metro index is up 42.9% (second quarter 2021 to 2026); Zillow’s Lakeland value is up 21% (August 2021 to 2026).
Chart: a decade of Lakeland home values
The typical value more than doubled from August 2016 to its 2024 peak, with the biggest jump between 2021 and 2022, when it rose about 27% in a year. It has drifted down since.
Lakeland and its neighbors
Zillow’s typical home value, September 2026:
| Place | Typical value | Change in a year |
|---|---|---|
| Plant City (Hillsborough County), about 10 miles west | $337,742 | down 1.0% |
| Lakeland | $309,422 | down 1.2% |
| Auburndale, about 10 miles east | $303,592 | down 1.2% |
| Polk County | $295,509 | down 2.2% |
| Bartow, about 14 miles southeast | $276,179 | down 0.1% |
| Winter Haven, about 14 miles east | $271,922 | down 2.3% |
Median sale prices moved differently from values in July: Winter Haven’s fell to $257,500 from $275,000, Bartow’s to $280,000 from $297,500, while Auburndale’s rose to $279,300. A single month of sales in a small city can swing widely, so read sale prices alongside the value index.
Another yardstick: the Census
The Census Bureau’s American Community Survey, which asks owners what their home is worth, put Lakeland’s median home value at $229,100 in its 2019-2023 five-year estimates. It lags the market: the five-year average reaches back into the years before the 2021-2022 surge, so it runs well below Zillow’s current figure. See Lakeland population and growth for more Census numbers.
How to read these numbers
- Typical value is not list price. The ZHVI is the middle of the range (homes between the 33rd and 67th percentile of value), not the median listing.
- Sale prices depend on what sold. A month heavy with new construction or condos moves the median.
- Your neighborhood can differ. A citywide figure blends very different streets; recent sales on your own block say more about your house.
- Records: every sale’s price is public in Florida. Search sales on the Property Appraiser’s sales search, or see our real estate transfers.
